How to price cleaning

Residential cleaners usually price by home size (bedrooms, bathrooms and square footage) and frequency, with a higher price for the first visit because a deep clean takes two or three times as long. Commercial cleaning is more often priced per square foot per month or per visit. Add-ons, such as oven, fridge, windows, laundry and baseboards, keep the base price simple and let the client choose.

What to include

  • The size of the home or office you priced.
  • A checklist of what each visit covers, room by room, or a link to it.
  • Frequency and the price for each option, such as weekly, every two weeks or monthly.
  • Add-ons with their prices.
  • Who supplies products and equipment.
  • Cancellation, lockout and pet policies.

Move-out and post-construction cleans

One-off cleans are better priced by the hour with an estimate of hours, or as a flat price after a walk-through. Post-construction cleaning (dust, paint flecks, stickers on windows) takes far longer than a standard clean; price it separately. Bill the visits with the cleaning invoice template.

Frequently asked questions

Why is the first cleaning more expensive?

The first visit is a deep clean that removes built-up dirt and takes much longer. Regular visits after that maintain it, so they cost less.

Should a cleaning estimate be per hour or flat rate?

Flat rates are easier for recurring clients to accept. Hourly pricing suits one-off jobs where the condition is unknown; give an estimate of hours.

Do cleaning services charge sales tax?

In most states residential cleaning isn’t taxed, but some states tax cleaning services, especially commercial ones.
