Free roofing estimate template

Roofing is priced by the square, 100 square feet of roof, and a good estimate shows every step: tear-off, underlayment, shingles with a waste allowance, flashing, disposal and what happens if the decking underneath is rotten.

How to measure and price a roof

Measure each roof plane, add them up and divide by 100 to get squares. Steeper roofs need a pitch factor (a 6/12 roof has about 12% more surface than its footprint), and you’ll order 10–15% extra shingles for waste, hips and ridges. Price tear-off, underlayment and installation per square, and flashing, vents and disposal as their own lines. Satellite measurement reports are fine for the estimate; confirm on the roof before ordering.

What to spell out

  • Layers removed. A second layer of old shingles doubles the tear-off.
  • Decking. You can’t see it until the shingles are off, so price replacement per sheet as an allowance.
  • Materials: shingle brand and line, underlayment type, and where ice and water shield goes.
  • Flashing and ventilation: replaced or reused.
  • Cleanup, including a magnetic sweep for nails.
  • Warranties: your workmanship warranty and the manufacturer’s.

Insurance claim jobs

On storm-damage jobs the homeowner’s insurer pays from its adjuster’s scope. Use the same line items as the adjuster, note the claim number on the estimate, and list any work the homeowner wants beyond the claim as separate lines they pay themselves. When the job is done, bill it with the roofing invoice template, which has the claim number and deductible built in.

Frequently asked questions

What is a roofing square?

100 square feet of roof surface. Shingles are sold in bundles, usually three bundles per square for architectural shingles.

How much waste should a roofing estimate include?

About 10% on a simple gable roof and 15% or more on roofs with many hips, valleys and dormers.

How long should a roofing estimate be valid?

Thirty days is common. Shingle prices change, so use a shorter period when suppliers are raising prices.
