Estimating a list of repairs
Price each repair separately so the homeowner can prioritize, and say what each price includes. Repairs from home inspection reports often go to buyers and sellers negotiating a sale, so be clear and specific. Note anything that may need a licensed trade or a permit. For one-off small jobs, the handyman estimate template may fit better.
Frequently asked questions
Can I estimate from an inspection report?
You can give a preliminary estimate, but confirm on site before committing to a price.
Should I charge for the estimate?
Most contractors don’t for small repairs; some charge a trip fee credited to the work.
What if I find more damage?
Stop and give the homeowner a written price for the extra work before continuing.
