How to price drywall

Count sheets from the wall and ceiling area (a 4 × 12 sheet covers 48 sq ft) and add about 10% for waste and openings. Hanging is priced per sheet or per square foot; taping and finishing per square foot, by finish level. Small patch and repair jobs are better priced per patch or by the hour with a minimum.

Finish levels

The industry describes drywall finishing in levels from 0 to 5. Level 4, three coats over the joints and fasteners, is standard for walls that will be painted with a flat or eggshell paint. Level 5 adds a skim coat over the whole surface for glossy paint or strong side lighting, and costs noticeably more. Name the level on the estimate so the customer knows what they’re paying for.

What else to include

  • Board type: standard, moisture-resistant, fire-rated where code requires it.
  • Corners, texture and ceiling height; high ceilings need scaffolding.
  • Dust protection and cleanup.
  • What’s excluded: framing, insulation, electrical, painting.

Frequently asked questions

How many sheets of drywall do I need?

Divide the total wall and ceiling area by 48 for 4 × 12 sheets (or 32 for 4 × 8), then add 10% for waste.

Should painting be on the drywall estimate?

Only if you do it. Otherwise say the walls are left ready for paint, and at which finish level.

How do I price drywall repair?

Per patch by size, or by the hour with a minimum charge. Repairs need several visits for drying between coats; price that in.
