What a remodel estimate should cover
- Scope by room and by trade.
- Allowances for tile, fixtures, cabinets and lighting, with the amount and what it covers.
- Hidden conditions: rot, old wiring, plumbing not to code. Say how they’ll be handled.
- Permits, and who pulls them.
- Timeline and what the client lives without, such as the only shower.
- Payment schedule tied to milestones.
For a kitchen, see the sample lines in the contractor estimate template. Bill the work with the construction invoice template.
Frequently asked questions
How much contingency should a remodel estimate include?
5–10% for most remodels, more for older homes where surprises behind walls are likely.
What are allowances?
Set amounts for items the client hasn’t chosen. The final price moves up or down by the difference.
Do I need a permit for a bathroom remodel?
Usually yes if plumbing, electrical or walls are changed; cosmetic work often doesn’t. Check with your local building department.
