How to estimate a deck

Work from the structure up. Footings by count, framing and decking by the square foot of deck, railing by the linear foot of open edge, stairs by the step or flight. Height above grade matters: taller decks need bigger posts, bracing, and longer railings and stairs. Show the decking material and its price per square foot, and offer composite as an alternative, since that’s the most common question.

Permits and code

Most US towns require a permit for decks that are attached to the house or more than about 30 inches above grade. Codes set footing depth, ledger attachment, and railing height (usually 36 inches for residential decks). Put the permit on its own line and note who obtains it.

Frequently asked questions

Should I give wood and composite prices?

Yes. Show one as the base price and the other as an option, or give two totals.

Is staining included?

Say so either way. New pressure-treated wood often needs to dry before staining.

How long is a deck estimate valid?

Thirty days is typical; lumber prices can move quickly.
