Estimating foundation repair

Describe what you found and the likely cause (settlement, heave, water pressure), then the method: piers, wall anchors or braces, crack injection, drainage. Price piers and anchors per unit and say the count may change with the engineer’s design. Include excavation, landscaping restoration and any interior work. Foundation warranties are a deciding factor for homeowners, so describe yours.

Frequently asked questions

Do I need an engineer?

Many jurisdictions require one for structural repairs, and buyers and lenders often want the report.

Why might the number of piers change?

Load and soil conditions found during installation can require more, or allow fewer.

Should drainage be included?

If water is the cause, yes: repairs without drainage fixes may fail.
