How to price pressure washing
Measure each surface and price it per square foot, with different rates for siding, concrete, decks and roofs. Houses are often priced by siding area or by the house’s square footage and number of stories. Add a minimum charge for small jobs, and price add-ons such as gutter faces, fences and sealing separately.
What to include
- Each surface, its area and the method (pressure or soft wash).
- Chemicals used, and how plants and pets are protected.
- Water source: the customer’s spigot, or your own tank.
- What you won’t guarantee: old oil stains, rust and some mildew may not come out completely.
- Sealing or staining as a separate option.
Runoff and local rules
Some cities and states restrict washing detergents and debris into storm drains. Where that applies, note how you control runoff. Bill the work with the cleaning invoice template or the service invoice template.

Should I charge per square foot or per job?
Per square foot is easy to explain and scale. Many companies show square-foot prices on the estimate and round to a job total.
What minimum charge do pressure washers use?
Commonly $150–$250, to cover travel and setup on small jobs.
Is soft washing different from pressure washing?
Yes. Soft washing uses low pressure and cleaning solutions for siding and roofs; high pressure is for concrete and hard surfaces. Say which you’ll use where.
