How to measure and price flooring
Measure each room, multiply length by width, and add the rooms up. Add 5–10% waste for straight lays and 15% for diagonal or herringbone patterns. Price removal, prep, materials and installation per square foot, and stairs per step. Baseboards, quarter round and transitions go by the linear foot or as a lump sum.
What to spell out
- The product: brand, line, color and thickness or wear layer.
- Subfloor condition: what prep is included and how extra leveling is charged.
- Furniture and appliances: who moves them.
- Acclimation: many products must sit in the room for a day or more before installation.
- Leftover material: whether spare boxes stay with the customer for repairs.
Turning it into the invoice
When the job is done, bill it with the flooring invoice template. If the subfloor needed more work than expected, add it as its own line and note that the customer approved it.
Frequently asked questions
How much waste should a flooring estimate include?
About 10% for most rooms with a straight lay, 15% or more for diagonal patterns, herringbone, or rooms with many corners.
Should flooring materials and labor be separate?
Yes. Customers often compare material prices online; separate lines show your labor price clearly and make it easy to swap products.
Do flooring installers charge for estimates?
In-home measuring is usually free, sometimes with a fee credited against the job.
